If you are a realtor or worked with one recently you have probably been hearing about Home Warranties. They are a fairly new coverage option for anyone that is a homeowner. They are protection for your Appliances and Home Systems and really save you a lot of time and money. In some homeowners policies there is an option called “Equipment Breakdown” (EB), which is for Home Appliances that break down – such as Refrigerators, Dishwashers, Washers, Dryers and more. However, the downfall to those – is it is very limited on what it will cover. For example – if you have a fridge that is 8-10 years old and it just stops running due to normal wear and tear (most refrigerators don’t live more than 5-6 years anymore) your Equipment Breakdown coverage will NOT pay for a replacement.
The Home Warranty plans, on the other hand, will cover repair and/or replacement due to general wear and tear, faulty installation, mismatched systems and more. There are a variety of options that you can include in your Home Warranty Plan. You don’t just have to choose the option of Appliance coverage, you can also choose home systems (such as Water Heaters, AC including Duct work). The cost is a little higher than the (EB), but you don’t have the $500 deductible to worry about and there is so much more covered.
So now – even if your extended warranty has expired on your Washer and Dryer — you don’t have to worry about the repair costs or not having enough to buy a new one.
